In a sentence

What is Kasbahost?

Kasbahost is a Tunisian company — registered as Kasbahost SARL, company ID 1936921T — that manages and operates guesthouses and charming apartments in the Medina of Tunis. Its registered office is in Carthage Byrsa, Carthage. Kasbahost is the official The Landlord franchisee for the Medina, trading as “The Landlord Médina”. Kasbahost is run by Hichem Mathlouthi, Managing Director, and Nour El Houda Kaouach, Legal Manager (gérante). Both are co-founders.

In practice, we keep houses running. We publish the listings, set the prices, welcome guests day and night, serve breakfast, clean, fix whatever breaks, file what has to be filed and report to owners every month. We are not an estate agent, a travel agency or a booking website.

A word about the name: Kasbahost is written as one word. It is easy to read as “kasbah” plus “host”, and search engines sometimes mix it up with the kasbahs of North Africa. But Kasbahost is not a place, a monument or a hotel: it is the name of our company.

Story and mission

Where we come from, what we do

Our starting point is simple: a house in the Medina is part of a heritage, and it deserves to be lived in and looked after rather than left shut. A restored dar can welcome travellers from all over the world, as long as someone takes care of it every day. That is the work we have chosen to do.

Today Kasbahost runs three guesthouses — Dar Zyne, Dar Dou and Dar Majoul — and three apartments grouped under the name of the Oukala. A new house, Dar Kenza May, opens on 1 November 2026. All of them are in the Medina of Tunis, the old city listed as a UNESCO World Heritage Site in 1979. It is the only area we work in: we know it alley by alley, and we would rather be there every day than spread ourselves thin.

Our mission comes down to two commitments. To owners: run their property as if it were our own, with clear accounts. To travellers: a simple, warm stay in a house looked after by people who are actually there. Discover our homes.

The team

People on site, every day

Our houses are not managed from a distance. The team lives at the pace of the Medina: it welcomes, prepares, repairs and answers guests at any hour. Every job you would find in a small hotel is covered.

  • Management
  • Day reception
  • Night reception
  • Housekeeping
  • Maintenance
  • Driver

Kasbahost is run by its two co-founders: Hichem Mathlouthi, Managing Director, and Nour El Houda Kaouach, Legal Manager (gérante).

Our approach

How we work

A guesthouse needs the discipline of a hotel and the care of a family home. We have organised our work around a few simple rules.

  • Be there

A day reception and a night receptionist. Check-in from 2 pm with no cut-off time, check-out by 11 am.

  • Check everything

A full clean after every departure, then a quality check with photos before the next guest arrives.

  • Adjust prices

Rates reviewed every week according to the season, demand and the Medina’s calendar.

  • Report back

A detailed monthly statement and an online owner account: bookings, expenses and the amount paid out.

  • Follow the rules

Guest registrations filed with the police, tourist tax collected, invoices issued, withholding tax on statements.

  • Leave owners in control

They keep their property, can block their own dates and choose between commission-based management and a fixed rent.

Our tool

Diarna, the software we built

Diarna is the software Kasbahost designed for its own operations. House by house, it tracks check-ins, cleaning, photo checks, faults, expenses and owner statements.

Diarna works alongside The Landlord network’s tools, which handle the calendar and sales channels. It lets us see at any moment where each house stands, and show owners exactly what has been done in their property.

Official franchisee

Kasbahost and The Landlord

Kasbahost is the official The Landlord franchisee for the Medina of Tunis. The Landlord is a short-term rental management company founded in 2019 and operating in Tunisia and France. Our houses carry the “The Landlord Médina” name and benefit from the network’s brand, booking website and tools.

The franchise does not change who is responsible: Kasbahost signs with the owners, employs the team and answers for every house.
