Property owners in the Medina of Tunis: let Kasbahost run your dar or flat

You own a dar or a flat in the Medina of Tunis — perhaps from abroad — and you want it to earn without taking up your days. Kasbahost runs it like a small hotel, with a team on site day and night, and reports to you every month. You remain the owner and operator of your property; we handle the day-to-day running alongside you.

  • Guest messaging

Pre-booking enquiries, arrival instructions and support throughout the stay.

A detailed monthly statement (bookings, expenses, withholding tax, amount due) and an online owner portal.

Two options

Management on commission, or a lease at a fixed rent

It comes down to what you want from your property: the best possible income, or an income with no surprises.

Management

You receive your property's income

You remain the operator of your home and we run it day to day alongside you. The bookings are yours; we take a commission on revenue earned, given to you at the viewing.

Lease

You receive a fixed rent

We rent your property and pay you the same amount every month, however full it is. Running it is entirely our responsibility. The rent depends on the property and is agreed after the viewing.

For a first idea, our Medina revenue estimator gives a range based on the type of property and the number of bedrooms.

Getting started

From the first viewing to the first statement

This is how onboarding works in practice, step by step.

  1. First contact

You message us on WhatsApp or through the form. We call you back to arrange a viewing.

  2. Viewing

We walk through the house with you, or with someone you trust if you live abroad: condition, equipment, access, the potential of each room, works to plan.

  3. Income estimate

We give you an income estimate based on our nearby homes, and a proposal for each option.

  4. Contract

A management agreement or a lease, setting out the commission or rent, who pays which costs and how you block your dates.

  5. Preparation and photos

Linen, bedding, small repairs, then a photo shoot. We write the listings and set the opening prices.

  6. Going live

The calendar opens on Airbnb, Booking.com, Expedia, Agoda and The Landlord website, and your online owner portal is set up.

  7. First guests

Welcomed by our reception, a clean after every departure, a photo check, first price adjustments.

  8. Monthly statement

Every month: nights sold, expenses and the amount due to you, also available online.

Tools and network

Diarna, your owner portal and The Landlord franchise

We work with Diarna, software built in-house by Kasbahost, and with the tools of The Landlord network, whose franchisee we are for the Medina.

  • Diarna, our software

Arrivals, cleaning, photo checks, faults, expenses and owner statements all run through one tool, so every job leaves a record.

  • Your owner portal

Monthly statements, upcoming bookings, expenses and blocked dates, available wherever you live.

  • The Landlord brand

Founded in 2019 and active in Tunisia and France, with 120 homes under management, 7,000 guests from 65 countries and 18,000 nights (source: thelandlord.tn).

  • Direct bookings

The Landlord website and app bring stays that bypass the platforms, on top of Airbnb, Booking.com, Expedia and Agoda.

Where we work

The Medina of Tunis — and only the Medina, for now

Today we operate only in the Medina of Tunis. It is our one patch: our reception, cleaning and maintenance staff walk from house to house. The Medina is car-free, and getting guests, luggage and tradesmen through its lanes is part of our daily routine.

If your property is elsewhere in Greater Tunis, get in touch and we will look at it case by case.

FAQ

Questions from property owners

What is the difference between the management and the lease options?

Under management, you remain the operator of your property and we handle the day-to-day running: the income is yours and we take a commission on what it actually earns. Under the lease, we rent the property from you and pay a fixed rent every month, however full it is. The first follows the market; the second smooths it out.

What commission does Kasbahost charge?

Our management commission is given to you at the viewing. It applies only to revenue actually earned: no bookings, no commission. For reference, The Landlord publicly quotes 20% excluding VAT in Tunis (source: thelandlord.tn).

Are there any costs on top of the commission?

Costs specific to your property (repairs, replacements, consumables) appear on your statement with the invoice attached. Any additional costs are set out in writing at the viewing, before you sign anything.

How am I kept informed and paid?

Every month you receive a detailed statement listing bookings, expenses, withholding tax and the amount due to you. It is also available in your online owner portal. Payment arrangements are set out in the contract.

Can I use the property myself from time to time?

Yes. You block your dates and the calendar closes on every platform. Just let us know well in advance.

Who handles police registration and the tourist tax?

We do. Guests are registered with the police where required, the tourist tax is collected and invoices are issued. Our guides explain guest police registration and the tourist tax in Tunisia.

Does my property need renovating first?

Not necessarily. At the viewing we separate what is essential (safety, hot water, bedding, bathrooms) from what lifts the price (air conditioning, a terrace, decoration). The decision on works is yours.

How long is the commitment?

The length of the contract and the exit terms are set out in writing before signing, depending on the option you choose.
