Dars and guesthouses
Guesthouse management in Tunis: your Medina dar run like a small hotel
A four- or five-room dar is not managed like a studio on Airbnb. It needs a reception desk, breakfast, staff, steady upkeep and a price for each room. That is what Kasbahost does every day in its own houses in the Medina.

Day-to-day operations
Running a guesthouse takes the skills of a hotel
Guests who choose a dar expect the privacy of a home and the service of a hotel.
Reception, day and night
A day reception and a night receptionist. Check-in from 2 pm with no cut-off time, check-out by 11 am.
Breakfast
Served every morning from 8 to 11 am, as a buffet or in the patio depending on the house.
Room-by-room housekeeping
Each room is cleaned after every stay, then checked with photos that are kept in Diarna, our software.
Linen and bedding
Sheets and towels changed for every stay; bedding is inspected at the quality check.
The host’s legal duties
Police registration, tourist tax collection, invoicing and a monthly statement to the owner showing withholding tax.
Who does what
A dedicated team with clear roles
Every role has someone responsible for it:
- Management: owner relations, pricing, decisions on works.
- Day reception: arrivals, guests, breakfast.
- Night reception: late arrivals and the unexpected.
- Housekeeping: rooms, shared areas, linen, photo checks.
- Maintenance: faults, small repairs, tradesmen.
- Driver: transfers from Tunis-Carthage airport.
Every job is logged in Diarna — cleans, photos, faults, repairs — which is how we can report to you precisely.
Revenue
A price for each room, reviewed every week
A suite with a terrace does not sell at the price of a room off the courtyard. We set a price per room and review it every week according to the season, demand and the Medina calendar.
As a guide, median off-season prices achieved in our houses, depending on the room: Dar Zyne 121 to 240 TND, Dar Majoul 138 to 173 TND, Dar Dou 217 to 242 TND per night (Kasbahost data, Sept 2025 – Oct 2026).
For your house, our guesthouse revenue estimator gives a first range.
Old houses
Looking after a Medina dar
Thick walls, open patios, roof terraces, plumbing redone piece by piece: an old house needs regular attention.
- Damp, especially on the ground floor in winter: ventilation and suitable renders.
- Roof terraces: waterproofing and drains checked before the autumn rains.
- Plumbing and hot water, which guests notice straight away.
- Woodwork and doors, which move with the weather.
Every fault is tracked in Diarna until it is fixed, and every expense appears on your statement with its invoice. Before any restoration or change of use, check with the Municipality of Tunis which permits are needed in the Medina.
The regulatory framework
The rules that apply to guesthouses
With Kasbahost, you remain the owner and operator of your house. We provide its day-to-day operational management alongside you: reception, cleaning, breakfast, listings, pricing, upkeep and statements.
The rules that apply to guesthouses are changing; we recommend checking your property's situation with the National Tourism Office (ONTT). Our guide to opening a guesthouse in Tunisia sets out where things stand.
