Frequently asked questions
Frequently asked questions about Kasbahost and our homes
The questions we hear most often from guests staying in our houses in the Medina of Tunis, and from owners thinking of handing their property over to us. Something else? Message us on WhatsApp.
Staying in the Medina
Travellers
Check-in, check-out, breakfast, access and services: what to know before staying in one of our guesthouses or apartments.
What time can I check in?
From 2 pm, with no cut-off time. A night receptionist takes over from the day reception, so even if your flight lands late, someone will be there to welcome you. Just send us your arrival time on WhatsApp.
What time is check-out?
Check-out is by 11 am. The full clean and room check take place straight afterwards, before the next guest arrives.
When is breakfast served?
From 8 to 11 am in our guesthouses (Dar Zyne, Dar Dou and Dar Majoul), as a buffet or in the patio depending on the house. The Oukala apartments have a kitchen or kitchenette so you can prepare your own meals.
How do I pay?
If you book on Airbnb, Booking.com, Expedia, Agoda or The Landlord website, payment is handled by the platform when you book, under its own terms. For a direct booking, the payment terms are confirmed to you in writing before your booking is final.
Can I drive up to the house?
No: the Medina of Tunis is pedestrian and cars do not go into its alleys. You leave your car nearby and walk the last stretch; the team can guide you.
Do you offer an airport transfer?
Yes. Our driver, who knows the ways into the Medina well, can pick you up at Tunis-Carthage airport and drop you as close to your house as possible. Send us your flight number and arrival time in advance. Transfers are arranged on request, and the fare is confirmed when you book.
Can I leave my luggage before 2 pm or after 11 am?
Message us on WhatsApp before you arrive or leave, and we will tell you what is possible for your house on the day.
I am arriving late at night. How does check-in work?
There is no latest check-in time. Let us know your arrival time on WhatsApp; the night receptionist will be waiting to show you around the house. If you like, the driver can meet you at the airport.
Are children and pets welcome?
If you are travelling with children, message us before booking and we will tell you what each house can offer. Pets stay free of charge at Dar Dou; for our other houses, please ask us before booking.
How do I book a house?
On The Landlord’s Medina page or on the major booking platforms. All our addresses are listed on the Our homes page.
Handing over a property
Property owners
Plans, cost, reporting and the legal framework: answers to the questions owners ask before handing a guesthouse or apartment over to us.
What is the difference between the management plan and the rental plan?
With management, we run your property and take a commission on the revenue achieved: you receive your house’s income, detailed in a monthly statement. With rental, we rent your property and pay you a fixed rent each month, however full it is; running it is entirely our responsibility.
How much does management cost?
On the management plan, our commission is calculated on the revenue achieved: the rate is given to you during the visit. As a public benchmark, The Landlord network lists 20% excl. VAT in Tunis on thelandlord.tn. On the rental plan there is no commission: you receive a fixed rent.
Can I still use my house myself?
Yes. On the management plan, you block the dates you want and the house is not offered to guests during that time. You remain the owner of your property in every case.
How does taking on a property work?
You tell us where your property is and what type it is. We come to visit, present the figures and the plan that suits it, then prepare it for letting: listings, photos, prices, calendar, and the organisation of cleaning and guest welcome.
My property is outside the Medina. Can you manage it?
The Medina of Tunis is currently the only area we work in. For a property elsewhere in Greater Tunis, get in touch: we look at each request case by case.
Who handles repairs and upkeep?
Our maintenance team. Every fault is reported, tracked and repaired, and every expense appears on your monthly statement with the invoice. You know what has been done in your house and what it cost.
I live abroad. How can I keep track of my property?
Every month you receive a detailed statement — bookings, expenses, the amount due to you — and you have an online owner account. For any question, the team is on WhatsApp at +216 93 116 000.
Can a guesthouse be handed over to a management company?
We offer operational management alongside the owner: you remain the operator of your house, and we handle the day-to-day running — guest welcome, cleaning, breakfasts, listings, pricing, upkeep and statements. We look at each house with its owner before proposing a plan. The rules for guesthouses are changing; we recommend checking your property's situation with the ONTT (National Tourism Office). Our guide Opening a guesthouse in Tunisia sets out the details.
