Beyond Airbnb
Multi-platform management
Airbnb is only part of the demand. Your home is also listed on Booking.com, Expedia and Agoda, and can be booked directly on The Landlord website and app — Kasbahost is The Landlord's franchisee for the Medina. One calendar feeds every channel.
Each channel has a cost. According to the software company Hostaway, Airbnb has changed its fees: under the “host-only fee” model the host pays around 15.5% and the guest pays no service fee, and since 27 October 2025 this model applies to hosts connected to property management software. The terms that apply to your account are shown in your Airbnb dashboard. Direct bookings avoid these platform commissions.
Pricing
How much does an Airbnb manager cost in Tunisia?
Few Tunisian managers publish their rates. The only public benchmark we have found is The Landlord's: 20% excluding VAT in Tunis and 25% outside Tunis, on income collected (thelandlord.tn). It is a market reference, not Kasbahost's rate.
Kasbahost's commission is given to you at the viewing, and it applies to revenue actually earned. To compare offers, look beyond the percentage:
- are cleaning and linen included or charged on top?
- who lets in a guest arriving at 1 am?
- who registers guests with the police and collects the tourist tax?
- are repairs backed by invoices?
- does the monthly statement list every booking?

Full management, an occasional co-host, or doing it yourself
There is no single right answer. Here is an honest comparison, without made-up figures.
| Full management | Occasional co-host | Doing it yourself | |
|---|---|---|---|
| Your time | Next to none day to day | Less, but you coordinate | A lot, every day |
| Late arrivals | Night reception | Depends on availability | You, or nobody |
| Cleaning and checks | In-house team, photo checks | Often arranged separately | Arranged by you |
| Pricing | Reviewed weekly | Varies | As time allows |
| Platforms | Airbnb, Booking.com, Expedia, Agoda, direct | Often Airbnb only | Whatever you can keep up with |
| Police registration, tourist tax | Handled | Rarely | Your responsibility |
| Cost | Commission on revenue | Flat fee or share of revenue | No commission, but your time |
Doing it yourself works if you live nearby and have time. An occasional co-host can help with a single flat. Full management makes sense once you are far away, or want a consistent standard. Our guide on self-managing versus hiring a manager goes further.

FAQ
Airbnb management: your questions
How much does Airbnb management cost in Tunis?
Managers are usually paid a commission on the income collected. As a public benchmark, The Landlord quotes 20% excluding VAT in Tunis and 25% outside Tunis (source: thelandlord.tn). Kasbahost's commission is given to you at the viewing.
Do I need an Airbnb listing already?
No. If there is no listing, we create one. If you already have one, we decide with you at the viewing what to do with it.
What happens to Superhost status?
The Landlord Médina franchise holds Airbnb Superhost status (franchise report, since October 2025). We keep it the way it is earned: quick replies, few cancellations and stays without unpleasant surprises.
Will my home only be on Airbnb?
No. It is also listed on Booking.com, Expedia and Agoda, and available for direct booking on The Landlord website and app. A single calendar prevents double bookings.
Who welcomes guests who arrive late?
Our night receptionist. Check-in starts at 2 pm, with no cut-off time.
Can Kasbahost be my Airbnb co-host in Tunis?
We act as a professional co-host with full management: replies, check-in, cleaning, maintenance, legal duties and statements.
Which properties do you take on?
Flats and houses in the Medina of Tunis. For a property elsewhere in Greater Tunis, get in touch and we will look at it case by case.
